The real difference between a custom builder and a project builder

By Future Building

Have you ever been to a display village or a new suburb where every home looks the same? It’s kind of like stepping into that movie “Pleasantville”, where everything is black and white until people start to embrace their true personalities.

That’s essentially the definition of a Project Builder.

Project Builders create stock standard designs that make for easy Development Approval and appear as though they were lifted out of a display village. They look nice, and often look even better in the glossy brochures handed out by sales rep at their display houses.

Project homes generally come with a typical set of inclusions that make up a “standard” and “high end” package choice. Basically, you get what you’re given, and if you want to change things, you can be in for some hefty price adjustments.

Why Custom?

From a builder’s perspective, cookie cutter homes are easy. People often ask us why we don’t create a few stock standard designs and encourage our clients to go with them.

Put simply, we just don’t believe in it.

To us, your home should absolutely reflect who you are and where you’re at in life. It should showcase your personality, and meet your every want and need. A home is already a massive investment – probably the biggest you will ever make in your life. So why not create one that you are proud to say is yours?

Building a custom home allows you to:

  • Create a one-off house design that is specific to you
  • Build the house of your dreams in terms of style and functionality
  • Be involved and invested in the design process
  • Enjoy flexibility of design
  • Have a unique house that differs from others in the street

Building for your block

Did you know that not every house design you see in a Project Builder’s marketing brochure is suited to your block? Often, regardless of the site conditions, many builders continue to build their stock standard design – which can cause significant problems later on.

Your block of land is unique, and deserving of a unique home that complements its distinctive features.

When we build a custom home, we make personalised recommendations that take into account your block’s:

  • size
  • shape
  • features
  • unique characteristics
  • soil structure
  • view potential
  • trees and landscape

This sort of attention to detail is simply not part of most Project Builder’s scope of works. So, you finish with an outcome that not only doesn’t suit you, but also doesn’t suit the land you live on.

If you are already considering investing $400,000 on a cookie cutter new home build, have a really good think about whether it’s worth spending that little bit more to get something that represents who you are, and will meet your needs now and well into the future.
